Living in Dubai Hills Estate: Prices, Rents & Pros and Cons

Picture a weekday morning in Dubai Hills Estate: school-run traffic moving through quiet streets, joggers on the park tracks, a golf course visible between apartment towers. Now picture the same evening trying to reach a metro station without a car. Both pictures are accurate, and that contrast is what this guide is about.
Quick answer: Living in Dubai Hills Estate suits families and professionals who drive and want parks, schools and a big mall within 15–25 minutes of Downtown and the Marina. Sales averaged about AED 2,850 per sq ft in H1 2026, and one-bedroom rents sit around AED 107,000 a year. The main trade-off is no metro station and ongoing construction.
Below we cover prices, rents, parks, schools, commute and the downsides, with a dated source beside every figure. If you are still comparing areas, start with our guide to the best communities to live in Dubai.

Dubai Hills Estate was announced in 2013 as part of Mohammed Bin Rashid City. Because phases are still being handed over, parts of the estate feel finished and others are building sites.
Is Dubai Hills Estate a Good Place to Live?
For most families who own or rent a car, yes. The estate combines a large park, schools along Al Khail Road, a hospital nearby and a big mall in a gated, master-planned setting. It is a poor fit if you rely on public transport, have a tight budget, or want a community that is completely finished.
Who it suits
- Families who want parks and schools close to home
- Professionals driving to Downtown, Business Bay or DIFC
- Golf and park lovers who want the course and trails on the doorstep
- Upgraders and downsizers moving between tower apartments and townhouses or villas
Who it doesn’t suit
- Households without a car. There is no metro station inside the estate.
- Tight budgets. Dubai Hills trades above the Dubai-wide average per sq ft.
- Buyers who want a finished neighbourhood. Construction continues in several areas.
Dubai Hills Estate Sub-Communities Explained
The estate is not one market. Apartments, townhouses and golf-front villas sit at very different price points, so choose a cluster before comparing averages.
| Home type | Example clusters | Typical resident | Recent sale prices |
| Apartments | Park Heights, Acacia, Mulberry, Pinnacle, Hills Park, Park Point | Professionals, couples, small families, investors | 1-bed about AED 1.25M; 2-bed about AED 1.8M–3.7M; 3-bed from about AED 2.8M |
| Townhouses and villas | Maple, Sidra | Families | Maple 3-bed AED 4.0M–5.2M; 4-bed AED 5.2M–5.6M; 5-bed AED 5.6M–6.2M |
| Golf-front villas and plots | Golf Place and others | High-budget buyers | Highest price per sq ft in the estate |

Dubai Hills Estate Prices in 2026
Published figures differ because they mix asking prices, sale prices, ready homes and off-plan launches. Here is how the main sources compare.
| Measure | Figure | Source and period |
| Average sale price per sq ft | AED 2,848 | Driven Properties, H1 2026 (1,436 transactions) |
| Average price per sq ft | AED 2,432 | Property Monitor via Engel & Völkers, H1 2026 |
| Median price per sq ft | AED 2,433 | DLD-based snapshot, 12 months to May 2026 |
| Dubai-wide average | About AED 1,916 | Property Monitor, 1 Jan to early June 2026 |
Driven’s higher figure reflects a shift toward larger, premium villas, while the other two are lower averages or medians across all sales. A realistic range is AED 2,400–2,850 per sq ft, with a premium for park or golf views.
Apartments
Ready-unit sales in Park Heights and Acacia in July 2026 included a 645 sq ft one-bedroom at AED 1.25M, a 957 sq ft two-bedroom at AED 2.01M and a 1,611 sq ft three-bedroom at AED 2.8M. Off-plan launches such as Greencrest traded at roughly AED 2,090–2,840 per sq ft in February 2026.
Townhouses and villas
In Maple, three-bedroom homes of about 2,100 sq ft sold for AED 4.0M–5.2M in July 2026, and five-bedroom homes for roughly AED 5.6M–6.2M. Sidra villas are reported at AED 4M–10M depending on size and position.
Buying costs
Budget for the Dubai Land Department transfer fee (typically 4% of the price), agency commission (commonly 2%), and mortgage registration and valuation fees if you finance. Confirm current rates before you make an offer. Our guide to the risks of buying property in Dubai covers what to check first.
Rent in Dubai Hills Estate
| Unit | Average annual rent | Monthly equivalent |
| 1-bed apartment | AED 107,000 | About AED 8,900 |
| 2-bed apartment | AED 164,000 | About AED 13,700 |
| 3-bed apartment | AED 260,000 | About AED 21,700 |

The trend matters as much as the level. Property Finder data reported by Khaleej Times on 18 October 2026 shows Dubai Hills Estate was the only tracked apartment community with flat median asking rents between Q3 2025 and Q3 2026, while rents fell in nine of the ten communities tracked. Citywide, apartments listed for rent each day in September 2026 were 55.1% higher than a year earlier. In practice, tenants have more room to negotiate than they did a year ago, though Dubai Hills has held up better than most areas.
For city-wide comparisons, see our average rent in Dubai guide. For renewals and Ejari, see our Dubai rental market guide.
Rental Yields and the Investment Case
Gross yield is annual rent divided by purchase price. Net yield subtracts the service charge. This is an illustrative example, not a quote:
- A 1,200 sq ft two-bedroom bought for AED 2.5M and rented at AED 164,000 a year
- Gross yield: 164,000 ÷ 2,500,000 = 6.6%
- Service charge at about AED 15 per sq ft: 1,200 × 15 = AED 18,000
- Net yield: (164,000 − 18,000) ÷ 2,500,000 = 5.8%, before vacancy, maintenance and agency fees
Apartment service charges are reported anywhere from about AED 8 to AED 20 per sq ft depending on the building, so always read the latest statement for the exact unit.
Capital growth: what we can and can’t say. One database shows year-on-year price movement of about +2.3% for apartments and +1.3% for villas, and another shows +3.6% on median price per sq ft. These are modest. Claims of 60–80% growth since 2021 describe the past, not the next five years. Driven also reports that transaction volume fell year on year in H1 2026 while total value rose.
Is 2026 a good time to buy? It depends on your timeline. Flat rents and rising rental supply favour tenants and make short holding periods riskier for investors. If you plan to live in the home for five years or more, the unit, view and service charge matter more than timing. See our Dubai property market forecast.
Parks, Green Space and Outdoor Life
Dubai Hills Park is the heart of the estate. It is described as roughly 180,000 sq m (about 1.9 million sq ft), with jogging and cycling tracks, a splash park, a skate park and sports courts. Emaar also lists about 54 km of bicycle routes across the estate.
Some guides quote a much larger figure (1.45 million sq m). We could not match that to an official source, so we use the park-specific figure above. Read larger numbers as total open space, not one park, until Emaar confirms. More detail is in our Dubai Hills Park guide.
Golf
Dubai Hills Golf Club is an 18-hole, par-72 championship course managed by Troon Golf. Membership and tee-time rules change, so check with the club.
Schools and Nurseries
School lists differ between portals. These are the schools most often named, with ratings as reported by property portals. Confirm the current rating on the KHDA website before you decide.
| School | Curriculum | Location | Reported KHDA rating |
| GEMS Wellington Academy Al Khail | British | Al Khail Road, next to the estate | Very Good |
| GEMS International School Al Khail | IB | Al Khail Road | Good |
| GEMS New Millennium School Al Khail | Indian (CBSE) | Al Khail Road | Very Good |
| Kings’ School Al Barsha | British | Al Barsha, under 10 minutes by one broker’s estimate | Outstanding |
| GEMS World Academy | IB | Al Barsha South | Very Good |
One published fee range for GEMS Wellington Academy Al Khail is AED 47,527–93,959 a year depending on grade. Fees and waitlists change every year, so ask each school directly. Our schools in Dubai Hills guide goes deeper.
Healthcare, Shopping and Daily Life
King’s College Hospital London Dubai is on the edge of the estate, and Dubai Hills Mall has clinics, supermarkets, restaurants and a cinema. Verify opening hours and specialities with each provider.
Dubai Hills Mall (about 2 million sq ft) is the daily anchor for groceries, dining and weekend activities. Because the estate is still being built, expect some services to be in the mall rather than on your street.
Roads, Commute and Public Transport
| Destination | Typical drive time (off-peak) |
| Downtown Dubai | 12–15 minutes |
| Dubai Marina | About 20 minutes |
| DIFC | About 25 minutes |
| Dubai International Airport (DXB) | About 20–25 minutes |
| Al Maktoum International Airport | About 25 minutes |

The estate sits along Al Khail Road, with other main roads reachable from there.
Metro and buses
Dubai Hills Estate has no metro station of its own. Residents typically use the Red Line at Equiti or Mall of the Emirates station, then connect by bus or taxi. Property Finder lists the DH1 bus from Equiti station into the estate at roughly one service an hour. It also states that the planned Blue Line will not directly serve Dubai Hills. Some guides say otherwise, so check with RTA before relying on a future station. Our Dubai Hills location and transport guide has the latest.
Cost of Living in Dubai Hills Estate
| Cost | Example | Source |
| Rent, 3-bed apartment | About AED 21,700 a month | dubizzle H1 2026 |
| School fees | AED 47,527–93,959 a year per child at one British school | Khaleej Times |
| Service charge (if buying) | About AED 8–20 per sq ft a year for apartments | Listings and portal guides |
| Utilities, car, groceries | Varies by household | Your own estimate |
A family renting a three-bedroom apartment with two children at that school would spend roughly AED 260,000 on rent plus AED 95,000–188,000 on tuition per year, before utilities, car costs and food. Treat this as a starting point, not a budget. See our Dubai Hills service charges guide.
